The Weekend Method
Saturday morning — wash. Chalk, rust bloom, and mildew all block adhesion. Scrub with cleaner, rinse until runoff is clear, let the roof dry fully.
Saturday afternoon — prep and prime. Wire-brush flaking rust, spot-prime bare metal, and re-seat any screw that spins. On membrane overlays, apply the adhesion primer instead.
Sunday morning — detail coat. Brush every seam, screw row, vent flange, and the roof-to-wall edge at double thickness. This hour of brushwork is where the leaks actually get stopped.
Sunday afternoon — field coats. Roll the first full coat; recoat after it sets (4+ hours at 70°F), or finish Monday. Two coats build the reflective membrane to full thickness.
Work the roof from a ladder and boards if the deck is soft — and if the deck is soft, fix that first; coating seals water out, it does not repair wood already wet.
